Our client is a privately owned property investment and development business, whose prime focus is its customers and the prestigious large estate that they operate.

The Estate offers the opportunity to manage assets and be involved in some truly exciting initiatives across a variety of sectors in an organisation and area with rich history. As Property Manager you will play a lead role in the day-to-day operations for this prestigious and diverse portfolio.

The objectives
1. Property manage day to day operations for the property portfolio
2. Ensure properties are maintained to our clients’ specifications
3. Ensure statutory compliance requirements are achieved and recorded within designated timescales
4. Ensure customers are satisfied and are advocates for the estate

The responsibilities of the Property Manager
* Oversee, maintain and inspect properties within the portfolio, predominantly retail, offices, medical, leisure and educational
* Oversee any managing agents appointed to manage properties, including approval of service charge budgets and their KPIs
* Periodic inspections of properties and follow-up to ensure properties are repaired and maintained
* Instruct contractors for repairs and maintenance, H&S matters and compliance
* Process and determine customer applications for alterations, assignments and subletting with the Asset Manager and Head of Legal, including the charging and receiving of an application fee
* Where required, set and manage service charge budgets and services for directly-managed properties, including end of year reconciliation
* Setting and collecting rent and other charges from customers
* Responsibility for vacant properties and their management and security
* Keep an up-to-date asbestos register for in-hand properties
* Main point for contact for security who provide CCTV coverage for the estate
* Arrange inspections and ensure statutory compliance
* Minimise voids
* Oversee management of Pay and Display car parks and leasing of individual spaces to customers
* Adoption and use of the new property management system
* Delivering to budgeted levels
* Assist in planning a pipeline of refurbishment/development activity to maintain and enhance the quality of properties
* Monthly reporting of management information, costs and other metrics
* Contribute to the annual budgeting process and half year forecasting
* Responsibility for improving customer satisfaction levels, measured through third party satisfaction surveys
* Develop relationships with key occupiers
* Health and Safety compliance for the portfolio

The ideal Property Manager
* Degree level education with additional professional qualification e.g MRICS, ARMA or MBA
* Relevant health and Safety qualification
* 5 years’ post qualification experience of mixed use multi-sector property management
* Experience of forming and leading a team of professional advisors and contractors
* Self-motivated and driven
* Clear team leader with personal credibility
* Good interpersonal skills
* Supportive and motivated by team successes
* Confident and outward facing

Project Planner

Working for a Main contractor’s Water division, developing and leading programmes of work based around the new AMP8 projects.

Location: – Cardiff

Salary: – £60,000 – £65,000 basic + Car + Package

Role Description:

The Resolute Group are working in partnership with one of the key delivery partners for Welsh Water, delivering a 5-year framework for the upgrades to the water network. Looking for additional Planning support to help create and deliver the programmes via P6.

As a Project Planner, you be reporting directly to the Contract Manager and ensure that individual project programmes are developed, maintained and reported in line with clients requirements. You will be responsible for collating and reporting activity data to support the commercial team, as well as key performance data for quality management purposes.

This is a perfect role for a P6 Planner in the infrastructure sector looking for stability and development over the next 5 years in the South Wales region.

Day to Day duties will vary but could include:

  • Develop strong working relationships with clients, consultants, sub-contractors and Internal stakeholders.
  • Take responsibility for coordinating all third-party constraints, design, procurement and construction information into the programme
  • Make project team members at all relevant levels aware of programme risks, key issues and solutions in a proactive manner.
  • Experience of working on Primavera P6 and the Microsoft Office suite
  • Able to facilitate and lead on the development of schedules with stakeholders at all levels
  • Effective communication skills, and ability to work collaboratively as part of a multi-functional team.

Working on a hybrid basis, with flexible working hours as long as the project out puts are achieved. Designed around if you need to drop the kids at school, pick them up at home time or attend appointments such as the dentist. Typically working 2-3 days at home and 2-3 days in the office.

Qualifications:

  • Experience on site is key developing up from a Site Engineer into Planning is the preferred background. Understanding the drawings and technical specifications makes a more efficient programme of works.
  • Engineering Qualification be HNC / HND or Degree in an Engineering based subject.
  • Knowledge of P6 software.
