Key Responsibilities

We are looking for a Development Manager who will Lead and take responsibility for the team covering all aspects of the development process from the identification of new commercial development opportunities (individual sites, land portfolios and/or corporate acquisitions) through to investment disposal. This is undertaken reporting to the Senior/Development Director and/or Managing Director (Business Unit).

What are we looking for?

You will need experience in the development sector including identifying investments, negotiating lease agreements / end user requirements and ideally investment disposal. Membership of the Royal Institution of Chartered Surveyors (MRICS) is encouraged though is not essential. You must have shown the ability to motivate and manage both yourself and a whole team, as well as having the ability to work with and negotiate directly with private and public sector clients. If you have this experience as well as being able to demonstrate commercial awareness with the ability to build and maintain network industry contacts then please apply.

The Role

You will be working within the Facilities maintenance sector in a hotel setting in the Reading region. This would be on a 3 month fixed term contract.

Working 4 days per week, this would be on Monday, Thursday, Friday and Saturday.

Painters responsibilities

-When working as a painter you will ensure that all work is completed to a high standard.

-You will be able to use paint and materials in a safe manner.

– You will work with others to ensure all tasks are completed in a timely manner.

It would be beneficial to have the following previous experience:

  • Must have previous experience within the painting and decorating sector
  • Identify the required materials and resources to carry out the work.
  • Applying paint, varnishing and other finishes, hanging wallpapers and other decorative products
  • It would be favourable to have a full driving licence so you can commute to and from the job.

Position Requirements

  • MRICS qualified
  • Over 5 years’ working as a QS within the construction industry (UK)

  • Proven experience working with all types of JCT contracts

POSITION TITLE: Quantity Surveyor/Commercial Manager

Reports to the Senior Commercial Manager

RESULT STATEMENT: To manage and control the commercial and contractual matters of fit out and refurbishment projects. To ensure that all standards and the required level of profitability are achieved, and risk is mitigated.

To work alongside the respective Project Manager to ensure a profitable and successful project and have the overall responsibility of delivering successful projects commercially.

To develop positive relationships to enhance Inside’s reputation.

WORK LISTING:

Strategic Work: 1. Build and maintain strong relationships with clients, consultants, supply chain and the Inside team.

  • Manage the prompt costing of change, secure instructions and maximise commercial opportunities.
  • Actively participate in design cost control and value engineering solutions.
  • Recommend and develop improved systems, policies and procedures for the business.
  • Tactical Work: 1. Participate in tender submissions and ensure tender returns are compliant and numbers are agreed for tender finalisation.

  • Ensure retention is collected on time and rectify debtors’ issues.
  • Generate and maintain relevant records, accurate filing and support for all commercial functions and ensure the Inside Team works together to keep accurate records.
  • Prepare, negotiate, manage and agree cost plans, valuation dates, cashflows and forecast final accounts.
  • Ensure cost control within projects including preliminary expenditure.
  • Ensure robust subcontractor orders are awarded to the supply chain.
  • Ensure fortnightly cashflows are submitted for each project and that the information contained within the cashflow is achieved.
  • Prepare and submit monthly cost value reconciliations to reflect current and forecast turnover and profit.
  • STANDARDS:

    Position-Specific: 1. Achieve the Operational Standards.

  • Bring technical ability in all aspects of the role: commercial management, legal, building regulations, commercial procedures, contractual risk management, design principles, construction processes procurement and tendering.
  • Manage the project turnover forecast accurately.
  • Monitor the supply chain’s performance and protect Inside from
  • disputes.

    We are currently supporting one of our clients in their search for a Site Manager for social housing refurbishment works in and around Manchester. This work will be covering bathrooms and kitchen works so experience of this work is a must. This is ongoing work and could lead to a permanent role if suitable. I am looking for a Manager who has social housing refurb experience.

    As Site Manager you will take full responsibility for the Site Activities which will include:

    • Delivering all Construction activities in line with Health & Safety policies
    • Working to RAMS
    • Monitoring quality and progress
    • Coordinating direct and indirect (Subcontractor) personnel
    • Lead and deliver against project programme
    • Liaison with internal departments
    • Ensuring high quality records / reports / paperwork are maintained and completed in a timely fashion
    • Regular liaison and site updates with the Contracts Manager
    • Regualar liasion with the client
    • Candidates must be able to demonstrate a previous and successful track record.

    Key qualifications will include:

    SSSTS or SMSTS
    First Aid Certificate
    Time served Tradesperson or qualified to appropriate level HNC/HND/NVQ
    Ability to use IT systems
